Resale or new launch? What two-thirds of Mumbai buyers already know

Around 70% of Mumbai buyers now prefer ready-possession or near-completion homes over new launches — and the resale market makes up roughly two-thirds of total transaction volume citywide. That's not a small preference; it's the majority of the market.

The case for resale

  • You see exactly what you're buying. Layout, natural light, actual carpet area, building maintenance quality — none of it is a rendering.
  • No possession-date risk. New launches carry construction-delay risk that resale simply doesn't.
  • Established societies. A building that's 10–15 years old has a functioning society, known maintenance costs, and a track record — not a committee still finding its feet.

Where new launches still win

New construction generally offers modern amenities, better parking ratios, and sometimes more efficient floor plans. For buyers with a longer time horizon and no urgency to move in, that trade-off can make sense.

For most end-users, though — especially anyone buying to live in the property within the next year — resale in an established, well-connected building remains the more predictable choice.
