Why connectivity moves price before it moves people
Property values in a metro corridor typically re-rate in three stages:
1. Announcement — early, speculative movement, mostly among investors 2. Construction — the phase we're in now across much of the Line 3 corridor, where genuine end-user demand starts pricing in reduced commute times 3. Operation — the sharpest re-rating, once the line actually opens and the commute-time saving becomes real rather than projected
What it means for buyers today
Properties within comfortable walking distance of a confirmed station — not just "near the line" — are the ones capturing the construction-phase premium. Beyond about 15 minutes on foot, the effect fades quickly.
If connectivity is a genuine priority for your next home rather than a speculative bet, the construction phase — now — is generally the better entry point than waiting for the line to open, when the premium is already priced in.
